Wish i could give less stars. This apartment complex gotta be the worst ran establishment I’ve ever seen. Let the gates get stuck open for WEEKS at a time to where residents can’t find parking and no one gets towed. But when one of my FRIENDS use MY GATE CODE to get in and park for ONE night while it was storming and no one wanted to walk the whole complex to get from visitors to my apartment on the backside, my friend gets towed. Acting like you don’t make enough money ripping people off charging way too much money for these shoe boxes you put people in. And also, if you have anything in your apt that needs to be fixed? Get over that for 6+ months bc maintenance DOESNT get in a hurry. The management here is rude. Would not recommend this place to anyone looking for a NICE place to live. ❤️ thank you

The community is covered in greenery and does not feel like a concrete jungle. It’s beautiful, clean and quiet. The townhomes are situated so that you are not staring into your neighbors doors and windows.

I know someone who lives here, the rent here is absolutely ridiculous. And on top of that, their water bill has been 200+ every month. They have also mentioned management is not worth speaking to about anything that has to do with the apartment or billing. They stated management is very unprofessional. This place was on my option list to move into but after hearing everything about this place I have chosen other places to look at. I just wanted to leave a review to help others that are considering this place to live.

I’ve lived at Estate Villas for about a year and a half, and I’ve had some ups and downs. Since the change in management, it has mostly been ups though. Maintenance and office staff are working super hard to make sure to right some issues that previous ownership left, and the customer service has improved. My only issues at this point are the price point (which looks like it has improved since I renewed my lease) and the structure of my apartment building which causing poor air circulation (which is just simply due to how the building was built). Neighbors are nice, it’s mostly quiet, and the location is great.

This is a predatory apartment complex that thrives on you staying long enough that you forget about your security deposit. We paid nearly $350 to have the apartment cleaned for move out and had our contact cut with the management office and never received a final bill. We gave notice to vacate before we moved and provided our forwarding address (more than once, verbally, written, and emailed) and it took several months of trying to call on the status of the bill (they answer the phone maybe 1/10 times and never return voicemails) to find they just sent it to a collections agency instead of sending it to us like they said they would. They just wanted to wreck our credit instead. They kept our entire deposit on claims that can’t possibly be right, but since it’s been months since we moved it’s their word over ours. Tried to pay days after we moved out but the office was always conveniently closed and their phones just ring or get screened. They didn’t even walk through with us at move-out, which I now see is how they were able to charge us $450 to repaint the apartment (we never painted anything or damaged the walls with any sort of installation). They charged us extra for “not giving notice to vacate” when we talked to the office 3 months before moving and they assured us they wrote our notice down and that they’d make sure to enter it in the system. I could go on but this has been a frustrating experience overall. It’s clear in hindsight that all their verbal promises they make are on purpose, so they can avoid responsibility and pin it on you when you move out. I always thought it was strange that they never responded to a single email I had with move-out questions and clarification. Now I see why. Save yourself the headache of Gina at the front office (she will just threaten and hang up on you over the phone) and the management and parking situation here. Nothing ever works, you pay a ridiculous rent that seems to increase every year, and on top of that have to park in a gravel lot and walk to your apartment because they didn't plan well enough to make sure their actual tenants have parking. It’s not new for an apartment complex to be so predatory and terribly managed, but I hoped with my diligence and all the time I spent moving out and cleaning they would have been easier to work with. Oh well, I was wrong. This has sucked all around. Don’t forget they also use CoServ since it’s in Krum, so make sure you account for up to $250 extra a month sometimes for AC. Our small apartment was charged that in the summer and still our AC never cooled the place past 76 degrees. Overall the complex looks nice but don’t be mistaken. Save yourself the time and find somewhere else to live.

Update 12/20/23 - there has been a change in office staff and maintenance again. The new maintenance staff is amazing, I would give them a 5 star review if we could only grade them. They are a fantastic addition and are very knowledgeable on how to fix things properly. They have been able to finally resolve all our maintenance requests we had since move in. The new office manager seems to be trying to fix things, but she has a lot of hurdles to overcome before I could give this community anything greater than 3 stars at the moment.

I never write reviews but feel that I need to warn others. I've only been here 2 weeks and dreading that I moved here now. AC has not worked properly since we moved in on day 1 and was told it would be fixed. Due to their lack of fixing it, it has now burnt up and not working at all. They brought one small portable air unit, which the house still gets close to 90 and told each day they will be out to fix it. I have a child and pets, but they obviously do not care about this. I keep being told daily when I ask that the part has been ordered for the AC or we'll bring another portable unit until the part is here and yet nothing has been done. Microwave was broken at move in and told would be getting a new one, still have not. Detached garage door is broken we are paying $50 for and who knows how long that will take to ever be fixed. The attached garage we just asked for, and paying $100 on (because parking is so bad you have to park out in the visitors lot) I found out tonight by meeting my neighbors they gave us their garage who they also are paying on. How do you give away someone else's garage and charge both people? Neither of us have the remotes so who knows how many people are paying on this 1 garage.
The apartments are nice, but not worth the hassle nor drama to have to deal with all the rest. Keep your $2000 and go to a newer and nicer place and pay the extra $200 more there. I wished I would have!

During my time renting at this complex I didn't have many issues. When my roommates and I initally moved in our carpet had cat hair and suspected cat pee and we spoke with the previous leasing manager about this but nothing was done to clean the carpet. When we moved from this complex, the management changed and from that point it has been a nightmare. It took 2 months of conflicting stories to get our security deposit back, and we were charged for carpet cleaning although on the inventory form we noted the carpet was in poor condition when we moved in AND we spoke with the previous manager about it to make note of. 3 months later they have still dodged giving information about the staus of the refund for the carpet(they said they would "get a quote" feom the cleaning company and refund that amount). I have been told over a dozen times (I've called at least once a week since the ens of August to get information) they will call me back, but I have never received a single call from them. As for our inital deposit, we were told it would be received a specific way, and then a week later told a check had been sent to an incorrect address that had been updated at least 2 weeks befofe the check was sent. The constant conflicting stories and incredible struggle to get the money that we are owed has been extremely frustrating unprofessional.

It's horrible living here, I'm still a resident here and the tenant that lives upstairs have no respect for the tenant living under them witch is me and my wife. I spoke to management on several occasions and also had the krum PD on site 4 different times about the noise situation. The tenant upstairss has 2 large dog's and runs them up and down the stairs at 2am and 4am, we've complain on several occasions and spoke to them about it, we where left dog poop Infront of our apartment, sent management photos, she basically told me that the dog was better than me so that frustrated me, I asked Francesca for corporate phone number and she told me that she's corporate and there's no one higher that her, I knew that was a lie, me and my wife are Cancer and Stroke patient's and all we want is a peaceful night sleep is their any help out there.

10-30-2023 12pm, I've been trying to reach the managers office, left several messages and no one has called back, seem like they are screening phone calls
