UPDATE:
Monique is extremely rude, the other woman is a liar and Mike is the only one who seems to get some thing done if you can reach him. We didnt have small roach problem until they bought these buildings from Bravo W Main. The building havent been sprayed since may when Bill Kelly did them. I asked Monique and the other woman in the office SEVERAL times for our building and apartments to be sprayed for insects and bugs only to be lied to. I will be contacting management.

Have to call for every request but they'll close it out on the online portal prematurely and there is no sense of urgency and you have to request their work be completed properly. The maintenance workers are trying to unlock your door before you get a chance to answer or if I'm sleeping will still come in. Absolutely not ok. WHAT HAPPENED TO CALLING to confirm a time that is conducive for everyone. Their communication needs improvement ASAP.

You can hear someone digging underneath it. Right underneath the bathroom in unit 1. Strange scraping noises coming from in-between bathroom and kitchen walls.

El chapo had secret tunnels.

Floor in the kitchen is rotting, floor around the toilet is cut out.

If only I could rate them at zero... I applied at garden oaks apartments I met with the office manager Linda... Now she deny my application but did not have this conversation with me instead she had this conversation with another resident about my application... I then contacted her supervisor Star at fats property who then try to get me to do a second chance program.. when I have no evictions bankruptcy anything on my credit my credit score is excellent.. Linda also did not report my second income. The community is okay.. IT was not my first option... It was I'm trying to get me and my grandkids somewhere to Stay option... Only to learn that these people are very very Unprofessional AND CROOKS..ALL BECAUSE SHE LINDA HAD A PROBLEM WITH MY COUSIN WHO REALLY TRIED TO SALE ME ON THESE APARTMENT BE A WEAR GETTING INTO BED WITH THIS COMPANY COMES WITH RATS...

Fat Property took over and changed my lease without my permission, threatened to turn off my electricity if I didn't switch to a new provider that day, and threatened to evict me over a "late" charge that they erroneously added late. Sewage has come up out of my bathtub, and my apartment nearly floods every time it rains. Yet they're raising my rent.

UPDATE #2: I emailed them TWICE & still no response. I stand by my statement: these are SCAM ARTISTS!
UPDATE: See how they responded claiming they'd look into this & reimburse the $50 app fee? I emailed them immediately. Guess what? Still no response. Scam artists at best! Don't waste your time or money on these people.

My daughter applied for a property under Fat Mgmt. All week she got the runaround, promised a manager and supervisor would call her back. This is supposed to be a 2nd chance management business. My daughter has no credit history nor does she have rental history. She's 20. They claim her credit was bad, that it had a "couple of negative marks" however when we reviewed her credit, yes, I pulled her credit reports in fear someone stole identity, she had NOTHING on her credit report bc she hasn't used her credit yet. No rental history? Normal businesses just charge a higher deposit. Here we have a 2nd chance leasing business declining a young woman just starting out in the world & they'd rather take someone with an eviction or someone who would need 2nd chance terms. This is a "take your money & run" business. They bluntly lied about her credit report. Wonder what else they lie about. Maybe a blessing in disguise because if she did sign with these people, no telling what kind of treatment she would have gotten thereafter. By the looks of the reviews and completely & total disrespect led by whomever responds to these reviews, I think my daughter got lucky in not dealing with them. DO NOT DO BUSINESS WITH THESE CROOKS!
Let's also talk about them claiming certain properties were move in ready online, but when you talk to an agent, they're not ready. So they lie about their own properties. I just want the $50 back that was paid bc they definitely lied about my daughter... didn't even talk to her employer, nothing. And it's probably NOT a good idea for any of their people to respond with an attitude like I've seen on several reviews here. Funny how quickly they can respond online but play games a whole week when u specifically ask for a return call. When my daughter tried to get MIKE to explain themselves being a 2nd chance management & explaining the issue with no rental history/negative marks on her credit, he got frustrated. Well, answer the questions then! You took the money... explain this. Yeah, he was called a scammer bc they simply refuse to professionally dialog with my daughter. Why? Bc they LIE! I can show proof of nothing being on my daughters credit report. No rental history? Yeah, ok.

Left us in the dust during the freeze. Regulates heat and air availability at their leisure. Maintenance is shoddy at best. The upstairs neighbor lake and flooded my unit multiple times, but i never once received new carpet. The young guy in the office hates his job, and the nutty professor running the show is forgetful and bumbling around. Run away. There are better places with better management that actually appreciate their tenants. And no, I wasn't evicted. I was never late, and I endured the tenure of my lease at Dorchester managed by this company.

I was interested in renting a studio apartment in midtown, managed by Fat Property, that was very small and affordable. Immediately, I became weary it was a scam. Tasha and Mike showed every sign they were either scammers or just very unprofessional- refused to meet in person to show the unit, attempted to pressure me into renting a more expensive unit using the “bait & switch” method, poor grammar/punctuation/etc., wanted me to put a deposit down and send my ID picture without even seeing the unit. Mike also canceled on our viewing last minute, though I’m sure he never planned on showing up. If the unit is real and will be rented out, I pray whoever lives there is happy because trying to communicate with these people was a nightmare. ‍♀️

If I could give this place zero stars I would. Never in all my years of real estate have I ever had a property manager be as rude to me as this one was today. I called them on behalf of a young client who wanted to lease a property of theirs on Holman Street. He was unable to view the property prior to deciding whether he wanted to lease it and upon going to pay his deposit and to look at the place, he decided that he didn't want it. While he was looking at the place, Fat Property filled out the money order that he had brought for his deposits and when he no longer decided to lease the place, they claimed he wasted their time and became extremely uncooperative and rude with him. My client also claimed they seemed to be somewhat biased and made a comment that his approval may have been in error, based on what he perceived they thought about his appearance. Anyway... I called Fat Property on behalf of the client because he was having difficulty returning the money order he brought for his deposit. He no longer had the money order receipt and Fat Property had filled it out with their information and Kroger refused to refund him. Immediately upon the manager coming to the line she had a huge attitude, refused to let me speak, insisted that I listen to her only, and threatened to terminate the call if I did not do so. During her speech she was extremely condescending and impolite. Once she was done and it was my turn to speak, she decided she no longer wanted to listen and terminated the call. On top of that, she blocked my number so that I could not call back. My advice to real estate agents...stay far away from this place. Do not do business. My advice to potential lessees, do not do business unless absolutely necessary (I mean, if you have absolutely no other alternatives and they have approved you) and if necessary, beware. Sad thing is, the young client also happens to be my son.

Response INCORRECT!! Your staff never let me speak! I was not calling you to ask you to give him cash. However, I was calling to see if you could explain to him what he needed to do to get his money back. I have never used money orders so I have no idea how to return one. In that respect, as your manager so rudely commented to me, Maybe I did need to be "enlightened" as did he. My expectation of that call was that someone would be kind and helpful and explain to me what he should do. Instead, your staff was rude, impolite, condescending, impatient, and not helpful in the least bit. I was trying to explain that Kroger would not take it back because your office filled out the front to see if you had any other suggestions. Despite your rudeness, we figured this out on our own. I always try to treat people and speak to them how I would like to be treated and spoken to, a little bit of kindness goes a long way. Judging from the other reviews that Fat Property has gotten, I see that my impression of your business, based on a phone call ONLY, is right on point.

Go up
